Gading Tower Home

This project is located on Gading Indah Street in North Jakarta. The roads are narrow and dense, and flooding problems occur. To address these challenges, the complex has implemented dams and water gates, although flooding remains a concern. The neighborhood can also be seen as an “urban village”, characterized by small lots measuring approximately 6 x 15 meters, each totaling around 90 square meters.

At first, our client asked,
“Would you like to design a small house like this?”

Sometimes, we are surprised; perhaps there’s a perception that we only handle large projects. However, from this question, we realized that our client had placed great trust in us, and we also want to make the best collaborative effort, turning this project into a space for growth.

Once we started the design process, the question became how to create a house that meets our client’s needs. They desire a spacious layout and flexible spaces that can accommodate future needs over the next 20-30 years. They also want a home that still provides good ventilation and natural lighting.

From these considerations, the design process began by grouping essential parts and creating column-free spaces. The staircase was placed along one side to maximize usable area. Small light wells were designed around the building which double as boundaries between neighboring houses and the main structures. Also, the north-south orientation allows the facade to open widely while ensuring privacy and eco-friendliness for the users.

The result is a slim and tall house composition that adapts to the limited land in Gading Indah, incorporating a concept of zero water runoff to contribute positively to the beloved Jakarta.
